How it works

Every Campbell home is for sale — for the right price.

This isn't a listings portal. It's the complete index of one city — 6,609 homes, most of them "not for sale." But every owner has a number. The Campbell Market exists to connect serious buyers with those numbers, quietly.

For buyers

Pursue any home, listed or not.

Find the home — by tract, by street, by address. Request its record. If you're serious about a specific home, Tim approaches the owner discreetly on your behalf. No pressure on them, no exposure for you. Many of the best Campbell homes trade this way — before a sign ever goes up.

For owners

Hold a private number, or sell outright.

You don't have to list to be in the market. Set a Make-Me-Move price — the number you'd actually sell for — and it stays private. No sign, no showings, no obligation. If a qualified buyer meets it, you decide. Ready to sell now instead? Tim lists and closes it start to finish.

Fees

One flat fee, only when it closes.

A flat 3% total commission when a sale closes — covering the entire transaction. Browsing the index, requesting records, and setting a Make-Me-Move price cost nothing. No sale, no fee.

Real estate commissions are fully negotiable and are not set by law or by any association. Any fee shown reflects McMullen Properties' own offering only; your actual costs depend on the terms you negotiate.

Common questions

Straight answers.

Is my home listed on this site?

No. Your home appears in the index because it exists in Santa Clara County public records — the same records anyone can look up. Nothing here implies your home is for sale.

Where do the numbers come from?

County assessor and recorder data, plus MLS sale records. Estimated values are computational estimates, not appraisals. The full sourcing is on the methodology page.

What does it cost to set a Make-Me-Move price?

Nothing. It's private, non-binding, and you can change or withdraw it any time. A fee exists only if you actually sell.

Who runs this?
